We come to you, walk the space, and have a candid conversation about scope and budget. Always free, always no-pressure.

Written Quote
A line-itemed fixed-price scope in under a week. Drawings and permit work happen in parallel where needed.

Build
Construction with a named project lead, a published schedule, and a weekly Friday update with photos and progress.

Handover
Punch-list, walkthrough, warranty package, and a two-year check-in. We don’t disappear after the invoice clears.

No — the first site visit and conceptual conversation are always free. Detailed pre-construction work (drawings, permit prep, line-item costing) is quoted separately and credited back into your build.
Our quotes are itemized at the line-item level. If something genuinely outside scope comes up mid-project (unforeseen structural issues, supply chain delays), we document it in writing with revised cost before any work begins. In the last 24 months, 91% of our projects finished within 3% of the original quote.
Our core service area is the Greater Toronto Area: Toronto, Mississauga, Vaughan, Markham, Richmond Hill, Oakville, Burlington, Brampton, and Etobicoke. For projects further out, we’ll quote — but mobilization costs apply and we’re selective about scope.
All Northforge renovations and new builds come with a two-year workmanship warranty on labour. New builds are enrolled in Tarion as required by Ontario law (1/2/7 year coverage). Maintenance plan members get covered repairs prioritized at no charge for issues within scope.
Yes — about 40% of our projects come in with a pre-existing design partner. We’re comfortable executing from architectural drawings, working with interior designers on finishes, and coordinating directly with engineers and consultants. If you don’t already have a designer, we can recommend partners we’ve worked with for years.
Standard schedule is 15% to lock in (covers pre-construction), then milestone-based draws tied to delivered work (typically 20/20/20/15/10). Final 10% is held until the punch-list is signed off. No payments are due before measurable progress is on the ground.
